The 20-Minute Check
You don’t need to become an expert. You need three questions and a little patience.
Question One: “Can I See the Load Calculation?”
This is the whole ballgame.
A load calculation, often called a Manual J, sizes the equipment to your house. Square footage, ceiling height, window count and direction, insulation, how the house faces the sun. It produces a number, and that number sets the tonnage.
Ask plainly: was this sized off a load calculation, or off what’s currently in my house?
If it’s the second one, you may be about to buy a repeat of someone else’s mistake. And if the answer is “we’ve been doing this thirty years, we know,” that’s experience talking — which is worth something — but it isn’t a document you can hold.
A real load calculation should be on paper and should come with the quote. Not after you sign. With it.
Question Two: “What Would Change If We Went One Size Smaller?”
This one is sneaky good, and it takes about thirty seconds to ask.
A contractor who ran the numbers will answer specifically. Something like: at 2.5 tons you’d be short on the two worst afternoons in August, and here’s why we went to three.
A contractor who rounded up will get vague, or reach for “you don’t want to be undersized.” That’s not an answer. That’s a shrug in a nice shirt.

Question Three: “What’s the Static Pressure, and Do the Ducts Match This Equipment?”
Now you’re asking about the part of the system that lives in your attic and never gets looked at.
Static pressure is a reading taken at the air handler. Too high, and the new equipment will run strained no matter how efficient it’s rated. It’s the closest thing HVAC has to blood pressure.

A quote that mentions the ducts, the returns, and a pressure reading is a quote for your house. One that only names a model number is a quote for a box.
The Exception Worth Naming
This doesn’t work the same way in a true emergency.
If it’s 98 degrees, your system is dead, and you’ve got a newborn or an 80-year-old parent in the house, some of this compresses. Nobody is running a full load calculation while your living room hits 90.
Fair enough. Even then, ask two things: get the tonnage explained in one sentence, and get the total in writing before anyone pulls the old equipment. You can revisit the efficiency conversation. You can’t un-install a unit.

Watch the run time on a hot afternoon, not a mild one. A correctly sized system runs long, steady cycles when it’s 95 out — sometimes close to continuously — because that’s the condition it was sized for. If yours kicks on for eight or ten minutes and shuts off repeatedly in that heat, while the house still feels damp, that’s the signature of too much capacity. A cheap indoor humidity gauge helps here. Anything holding above 55 percent while the thermostat is satisfied points at sizing or airflow, not at the thermostat.

More than in a cool climate, less than the brochure suggests.
